What condition will the property be in when I move in?
What’s a contract?
A contract is the agreement between the tenant and landlord, which is called an Assured Shorthold Tenancy Agreement. The contract term is normally six months but can be any length, as agreed with the landlord.
Are all properties let with an inventory?
Yes. A detailed inventory is drawn up each time the property is let. It lists the contents of the property and the condition of these. Extensive photographs are also taken each time the inventory is drawn up. Meters are read on the day of move in and out and recorded on the inventory.
How is the rent paid and when?
Tenants are required to pay the rent monthly in advance by standing order. We help tenants set up the standing order from the nominated bank account chosen. Landlords are sent rent statements for their records.
How much is the deposit?
The deposit amount required is usually a maximum of five weeks rent, payable in cleared funds the day before move in. The deposit amount will be stated as part of the property description.
Who holds the deposit?
All deposits are held with The Deposit Protection Service (DPS). Tenants receive notification from the DPS after move in. At the end of the tenancy, any dilapidations need to be agreed between the tenant and the landlord before the deposit is returned, in accordance with the terms and conditions of the DPS.
Who pays the gas, electric, water and council tax bills?
Usually, the tenant is responsible to pay all bills on top of their rent. If any bills are included, this will be stated as part of the property description.
